There is no longer a minimum property value for investors who wish to obtain the 2-year investor visa in Dubai. Previously, the qualifying amount of AED 750,000 (approximately $200,000 USD) was enough to purchase a studio or a compact 1-bedroom apartment. 

Property ownership is also required for the UAE Golden Visa. Due to recent conflicts in the Middle East, Dubai's residential property prices have dropped by approximately 5% to 15%, and the number of closed property sales has decreased sharply. The conflict has primarily hit the market for "ready to move in" properties, while high-end and "off-plan" projects are still performing well.

How Can You Become a Resident of the United Arab Emirates in 2026?

There are several ways to become an investor resident in Dubai. The rules and advantages of the Golden Visa and the Property Investor Visa differ significantly from the company incorporation options (such as Commercial, Consulting, and General Trading Visas).

The first major difference is the cost. A Commercial Visa allows you to live, work, and manage your taxes in Dubai through a company registration process. The total setup cost is just a little over $30,000 USD to start operations. Both property and corporate pathways allow you to sponsor your immediate family members, including your spouse and children up to 25 years old.

The biggest disadvantage of both options compared to the Golden Visa is travel flexibility: under these standard visas, you and your family members cannot stay outside the UAE for more than six consecutive months.
